I can't say enough about how great it was to work with Jethro and his team! Jethro was a wonderful salesman, who walked us through all of the details of our job, was very clear on what work needed to be done and how they would do all of it. Ryan and Dylan worked with us on our job, along with Jethro being on-site and taking great care of us. They were extra considerate about our landscaping and new driveway. We had updates sent to us throughout the roofing process and tons of pics! We are very happy with how sharp our new roof looks, the quality of the materials and quality of the work that was done. I love the color and little details that modernized our roof. The crew worked hard for two days in the extreme heat and did a fantastic job! They were also very considerate cleaning up. Go with Jethro and you won't go wrong!

I've never had my roof inspected & really didn't know what to expect. Drew was continuously in contact with me prior to my inspection appointment, he arrived right on time. He was extremely courteous and explained, in depth, what he was going to do during the inspection, making sure that I understood. He took his time and was very meticulous. Upon completion he then proceeded to explain his findings & what was needed to solve my roof issues. Drew was easy to understand and knowledgeable of how to solve these issues. I'm extremely satisfied and impressed with the service I received from Drew as a representative of MHI...he is quite an asset to this Roofing Company...

After talking with nearly 10 roofing companies, I decided to go with MHI. They were the ONLY company to actually go in the attic, on the roof and fly a drone over when giving me a quote. Another company that was a close second for me, never went in the attic and then added nearly 5k onto the total project. MHIs quote was impressively thorough and accurate from the start. They were on time, quick and professional. New roof looks great and their clean up was phenomenal. They respected and protected my plants. I went around afterwards looking for leftover nails and seriously couldnt find any. That is so impressive and makes me happy, as I have animals who go outside. For the value, warranty and service, they are hard to beat. My neighbors had their roof done by them too about 5 years ago and still looks great. Im happy to recommend! For a project this big, could not have gone better.

My new shingle roof is beautiful. This company was easy to work with. My representative, Josh was excellent from beginning to end. His follow up throughout the process was excellent. All questions were answered in timely fashion without delays. I was refunded money because I didn't need wood replaced. The pictures they took showed the wood under my slate roof was very good. The clean up was 100% perfect and Josh was able to have the dumpster removed from the driveway on a Saturday on 4th of July weekend.I recommend this company to all who need a roofer. They are top notch and their communication is perfect.Highly recommend MHI ROOFING.

Met with Josh and Kevin to get an estimate on a new roof and had a very informative experience. They were able to address all my concerns and guide me in. The best possible solution for my roofing needs. I look forward to the job being completed by MHI roofing and and the very least recommend giving them a chance to come out and give you an inspection and estimate!
Project: I had a complete roof installation. All new architectural shingles and re-sheeting. Rolled roof for the low slope roof on the back of the house.Overall: It was a great project. The roof was completed in one day. The roof looks great and the crew cleaned up really well. No issues during installation. MHI will not be the cheapest option, but paying the price for the top GAF certification and warranty is worth it.Customer Service: Our sales expert (Josh Marshman) was excellent throughout the whole process, from initial contact and estimate until completion. Josh even addressed some follow-up questions and visited my home afterwards. He was half of the reason why I selected MHI (the other half being experience and warranties). Josh was very personable, honest, took the time to explain everything, and we were always in contact. I would highly recommend asking for Josh if you are looking for someone to give you one-on-one customer service throughout your project.

We are very impressed with the professional, dedicated and knowledgeable staff and crew from Cam who came out to do the roof inspection, to Dylan (on-site supervisor) and the hard-working efficient crew! The crew did a wonderful job cleaning up our yard. If we could give more than 5 stars, we would! Highly recommend!!

Update 5/11/2023: New roof was installed today. Justin (today’s site foreman) said he’d be at our house at a certain time and he was - exactly!Today’s crew worked diligently and efficiently. They cleaned up the worksite so well that you wouldn’t even know they were here - as if the new roof just magically appeared! I’m in awe at how they can climb high ladders with such ease as they carry heavy packages of shingles over their shoulders. One guy did leave behind his sunglasses, but we’ll pass them on to the soffit and gutters team which is next on the project list. There is one bad thing about today’s new roof installation: The roof looks beyond amazing, but the faded siding is now screaming, “Paint me!”New roof photos follow.———————Following major wind and storm damage and after emergency tarps were put on the roof (tarps not pictured below), we made contact with MHI Roofing on a Saturday. The following Tuesday (yep, 3 days later!) Jethro showed up on time and did a thorough inspection. We decided to go with MHI Roofing for 4 reasons:1) They are an established small business. They only do roofs (every shingle day!), not windows, not doors, not siding. Just roofs.2) Jethro was very knowledgeable about the roofing trade (in the same way we are very knowledgeable in our lines of work), and he fully understood and sympathized with our frustration with the insurance company’s unreliable claims inspection subcontractor.3) While Jethro and MHI Roofing are entitled to make a commission and/or profit, the estimate was not grossly overpriced. Is it expensive? Yes, but this is a major purchase; much of the costs that small businesses have to endure today are due to situations beyond their control (hyper-inflation, transportation and manufacturing delays, high energy costs). We are all feeling the vise tighten. While neighbors may want to cut corners and costs that are detrimental to a home’s covering (and subsequent long term value), we wanted it done correctly. MHI Roofing has check all the important boxes (so far).4) We didn’t walk into this blindly. We did our research. We also didn’t feel pressured by MHI Roofing. Wind and storm damage is unsettling on your primary dwelling (especially on the roof!), but trying to get the insurance company to do their job effectively became the most frustrating part of this journey. Our new roof is on hold (MHI has ordered the materials) while we wait on the insurance claims subcontractor, but we’re excited and will be able to rest easier once this project is underway and then successfully completed!Photos are the “before” pictures since we’re waiting on the insurance company.

Jethro was very pleasing to work with. He showed up on time during the busiest time of the day and still had a great attitude. Jethro was very knowledgeable about roofing, siding, gutters, proper ventilation etc.. He pulled out the drone to get views of the roof that you’d never see from a ladder 🪜 I’m glad that I contacted MHI, you can’t go wrong with folks that do this “Every Shingle Day”! 😂. Their Awesome 👌🏾

MHI Roofing did a fabulous job on my roof replacement. From start to finish the job was well done. Free inspection and estimate of roof with Cam was informative and accurate (estimate was within dollars of the final cost). He explained the process, the team and the financing options. I was called by Andy to schedule my roofing project. Clear and concise process to get supplies ordered and delivered to get the crew out asap. And finally Josh’s team of roofers lead by Marcelo did an excellent job. They showed up right on time, got to work, got the job done and cleaned up all in the same day. Not only did they do this, but they provided above and beyond customer service. They sent continuous pictures of the project and keeping me informed about any added costs that arose as they found boards that needed to be replaced! I would highly recommend them for anyone in the greater Pittsburgh area!

Great work! Had roof rejuvenation, vents resealed and ridge vent replacement. Crew was on time and completed the job quickly. There were a few issues that I brought to Chance’s attention and he was extremely quick to come on site and do an inspection and get the issues fixed immediately. Overall I am very satisfied with the level customer service from Chance Decker and the quality of work done on my house.

Awesome experience. Started with a thorough estimate and ended with a roof that will stand the test of time. Zach, Josh, and the installation crew were super professional and lived up to our very high expectations (a neighbor recommended MHI). Couldn’t be more pleased and gives me peace of mind with the quality of work and best in class warranty.

Josh and Dario and his crew were very professional and available for any questions or concerns that we had. Never stopped, except for lunch, despite several setbacks not of their making. We were kept apprised of all obstacles they encountered and made part of the solution process of dealing with them. Overall a very positive experience. Thank you Josh and Dario and the rest of the crew.

roofing warranties explained

Learn about the differences between workmanship warranties and standard and extended roofing warranties.

Having a new roof installed is a substantial investment, and it’s easy to get caught up comparing the various grades of roofing shingles and choosing the most attractive profile and color for your home. However, making sure you have adequate warranty protection is also a consideration. Roofing warranties can seem overwhelmingly complicated, which makes understanding all your coverage options even more important so you can make an informed decision about your roofing material and who installs it.

Understanding the Basics of Roofing Warranties

Although it may seem as though there’s a wide range of warranties offered on roofing, there are just three main types:

  • The standard manufacturer’s warranty that covers the products you purchase
  • A workmanship warranty from your contractor that covers the installation
  • An extended manufacturer’s warranty that covers contractor workmanship along with expanded coverage for the products

Here, we’ll take a closer look at the coverage provided by each type and explain what it means in practical terms.

Standard Manufacturers’ Warranties

Most roofing shingles come with a basic limited lifetime warranty, which is the industry standard. In most cases, a lifetime warranty means you’re covered as long as you own your home. The degree of protection you receive depends on the definition of “limited,” and this can vary depending on the manufacturer:

Most manufacturer warranties strictly cover the cost of defective materials, so you’re responsible for any labor charges to remove and dispose of failed shingles and install the replacements.

Most manufacturers cover the cost of replacing defective shingles for the first few years and then offer prorated coverage from that point on. If any shingles are found to be defective during the initial period, the manufacturer gives you replacement shingles at no cost. This initial coverage also includes labor costs for installation of the replacement shingles but doesn’t cover the tear-off and disposal of the defective shingles. If a failure happens during the prorated period, you’ll receive just a portion of the cost or a lesser amount of new shingles.
Industry-wide, these standard manufacturer warranties only provide coverage against factory defects: they don’t cover shingles that prematurely fail because mistakes were made during installation, or issues with any other components your roofer installed, such as ice and water shield, underlayment, flashing, or ventilation products. Depending on the manufacturer of these other components, they may be covered by individual warranties against defects, as well.

Contractor Workmanship Warranties

The contractor who installs your roofing plays a key role in its performance and longevity. Reputable, skilled roofers stand behind each installation job with a workmanship warranty. The length of this type of warranty can vary a lot depending on the contractor, but some offer lifetime coverage. While a longer coverage period is better, a good workmanship warranty should protect you against material failures that occur because of worker errors or improper installation techniques regardless of the coverage term.

Contractor workmanship warranties typically cover the cost of labor and any materials needed to make necessary repairs, and many also cover any related damages done to the home’s interior, as well as your furnishings and personal effects.

Contractor warranties typically exclude issues that aren’t related to their installation workmanship, such as:

  • Storm, high wind, and impact damage
  • Water damage due to ice dams
  • Damages if the roof was altered after installation
  • The harm caused by foot traffic
  • Leaks triggered by falling tree limbs or wind-driven debris
  • Factors such as a contractor’s length of time in business, their track record of doing quality work, and commitment to customer satisfaction should trump any warranty they claim to offer, so be sure to vet anyone you’re considering hiring thoroughly.

Extended Manufacturer Warranties = Comprehensive Coverage

Leading manufacturers understand the direct connection between installation quality and how well their roofing products perform long-term. To help homeowners get lasting value and provide peace of mind, they offer optional extended warranty coverage on new roofs installed by authorized contractors who are certified to install the roofing system according to the manufacturer’s installation requirements.

Most extended warranties are available for an additional cost and require that you have a complete roof system installed, which usually includes certain coordinating components such as:

  • Ice and water barriers
  • Underlayment
  • Hip and ridge cap shingles
  • Soffit and ridge vents
    Starter and field shingles

The most comprehensive extended warranties offered by trusted manufacturers provide a range of benefits, such as:

  • Coverage for all roof system components: Excluding flashing, wood decking, and fasteners
  • Lengthy, non-prorated, or continuous, coverage for defective materials: Typically includes labor costs for repairs or replacements and is extendable for up to 50 years
  • Workmanship coverage against installation errors of the roof system: Term may be lifetime with prorating beginning after a certain number of years and includes labor, tear-off, and disposal costs
